Payment is accepted by cheque or bank transfer. A deposit of £100 for each week or part week is payable if the booking is made more than 6 weeks in advance of the start of your stay. Deposits must be received within 7 days of the booking otherwise the dates requested will be released. The balance is due 6 weeks prior to your arrival. We reserve the right to cancel the booking if full payment has not been received 5 weeks before your arrival.
Payment will be required in full at the time of booking for bookings made within 6 weeks of your arrival.
Bookings will be confirmed, usually by email, upon receipt of your deposit or full payment if booking less than 6 weeks prior to a stay.
Your accommodation will be available from 3 p.m. on your arrival day. Check out is by 10.00 a.m. on the day of your departure.
It may be possible to check in earlier or check out later but only by prior arrangement.
On departure, we ask that guests leave the property in a clean and tidy condition as found on arrival.
Guests are responsible for our costs incurred in making good any damage done to the property and its contents caused by you as the person making the booking.
The number of people occupying the property must not exceed the number stated in the booking confirmation unless by subsequent agreement prior to your arrival date.
We reserve the right to enter the property at all reasonable times for inspection, repair or maintenance purposes. Unless in an emergency, this will be done by prior arrangement with you.
If you have to cancel your booking you may lose your deposit. If you have to cancel within 6 weeks of your arrival you may have to pay the full cost of your booking. You should consider taking out a travel insurance policy to cover you for this eventuality. We will endeavour to re-let and if successful you will receive a full refund less any difference if the property was let at a lower rate.
If you are prevented from travelling to the property because of travel restrictions imposed by a government or a local authority, you will receive a full refund. Proof of such restrictions must be provided.
We would only cancel your booking if your accommodation is unavailable for reasons beyond our control (e.g. problems with the property, travel restrictions to the area imposed by our government or our local authority). Excepting unavailability due to travel restrictions, we would offer you accommodation in our other property if it is available. However, if this is not possible, or unacceptable to you, you will receive a full refund. Our liability would not extend beyond this refund.

Candles, tea lights and the use of any other type of naked flame (e.g. matches) and the burning of joss sticks inside the properties are not allowed.
The use of any type of portable barbecue is not allowed. In addition to posing fire risks their use can cause annoyance to other guests and neighbours.
Pets must not be brought to the properties by guests. If you have any visitors during your stay who bring pets with them, then these must not be allowed inside the properties and must stay outside at all times. You will be responsible for cleaning up after any pets brought into the garden in such circumstances and for any damage caused.
The hosting of parties on our premises is not allowed. This includes in the gardens.
We do not have an EV charging point. Therefore under no circumstances is it acceptable to charge your electric vehicle using any of our power sockets including the external socket. This poses a serious safety risk and could invalidate our insurance. There are public EV charging points in Bakewell.
Batteries for electric bikes, mobility scooters and electric scooters MUST NOT be charged inside the properties. This poses a serious safety risk and could invalidate our insurance. There are external sockets at the rear of each property that may be used for this purpose, but please talk to us before doing this. Batteries must only be charged using the appropriate charger meeting the manufacturer’s specifications and MUST NOT be left charging overnight under any circumstances. Charging of batteries must be done outside and well away from the property and the wooden shed.
Please do not bring portable heaters, fans or other similar devices. Guest appliances have not been PAT tested and could invalidate our insurance in the event of a fire.

Every effort has been made to ensure that you have an enjoyable stay. However, if you have any problem or cause for complaint, please contact us immediately to give us the chance to resolve it. We value your custom and want you to return.
